1. Who can invest in The Gate?

Anyone!. But with the following considerations:

  • It is not required Visa to USA in order to make investments in the Country but it is necessary to have a valid Passport as identity document. A valid US Visa will be necessary if you want to travel to USA.
  • As you will be an investor in USA, an approval process will be performed and source of funds as well as personal information has to be shared. This information will be keep and filed in order to accomplish with USA laws about money laundering.

2. How much do I can invest in?

  • You can invest from US$5,000 to the total investment amount of a specific project. For example, if the cost of building a house is US$200,000 this will be the limit of your investment on that property. But, you can choose another property to invest more money.  After the limit is reached no one else can invest on that project.
  • For every investment an independent company will be open and where investors will have a number of shares based on their invested amount. Following the previous example, if the total investment amount is US$200,000 and you invest US$40,000, you will owner of 20% of company which is also owner of the property. Once the house is finished and sold you will obtain until 10% of your investment as profit (net after taxes), the invested amount will be returned and your partnership on that company is finished.

3. Do I have to pay taxes?

  • Yes, you have to pay taxes. Taxes will be paid by the company before send you your revenues and you will receive a certified as a proof of the payment. As you are a partner in an US based company you can use your partnership in the company (or companies if you decide to invest in several projects) as a legal document to proof your investments in USA. 

4. How do I receive my invested money back and my profits?

  • You will receive your money back to their source Country as a wire transfer (transfer fees could be applied) or you can decide to keep your money in USA. On that last case we can help you to open a bank account if you don’t have one in USA.

5. How do The Gate System works?

  • You can find several lands ready to build in different cities intended to build affordable houses in US.
  • Every house is an independent project looking for partners to perform together the investment under a crowdfunding system.
  • When you decide to enter to an investment you can invest as much as you want but not more than full amount of the investment.
  • Once you take the decision to invest and the amount you will invest, you will have to sign electronically a contract of partnership through the external site PandaDoc . After signed process is concluded you will receive a copy to your email of the signed partnership contract.
  • You will able to make the payment of your investment once you signed the partnership contract. You can pay by Credit Card, ABA transfer (if you have an account in US) or Wire transfer (if it is an international transfer) through the external site Stripe. It is important to take in consideration that an international transfer could take until 3 days to be confirmed. You will receive an email with the transaction in process and once the money is received.
  • Every partner has access to their investments and can follow how the project is going through weekly updates in the system with pictures, videos and gantt graphic showing the percentage of advance of any project. Also, every time there are advances in documentation (approval from city hall authorities about accomplishments of construction standards), they will be published on the site, as well as, when the property enter to the market to sale will be informed to investors together with the moment the property is sold.
